Sealcoating
Sealcoating your blacktop driveway or parking lot helps to protect it from harsh weather and delays cracking. It also makes your property look great, with a freshly sealed driveway or parking lot.
Sealcoating your blacktop helps to delay asphalt degradation, saving thousands of dollars down the road.
Generally small cracks will be filled with the sealer. Larger linear cracks may require use of Hot Rubber, similar to what is on roads and highways. We can offer solutions for potholes and allegatored which are significantly cheaper than replacement. Please contact us to learn more.
“Save it, don’t pave it!”
The Process:
- Blacktop should be dry prior to sealcoating. Some customers prefer to wash their driveway beforehand, this is perfectly fine. However we advise to do it a day or two before sealcoating, to ensure it is totally dry.
- Our team will begin the process by trimming grass that comes into contact with the asphalt. Next they will sweep and blow off any debris and grass trimmings. If requested, we will also treat any oil spots and perform crack filling at this time. Proper prep is key for that great look.
- Your blacktop will then be sealed using brushes, not sprayed. We take time to ensure that no sealed ends up along your siding, garage door or concrete. Once complete, we will ribbon off the entrance from the street to your blacktop to keep vehicles off it.
- It will be safe to drive on your blacktop again in 24 hours. For customers that require a faster cure time, we can use an additive that will allow for traffic to return in hours.
Crack filling
Moisture can penetrate through cracks in asphalt. Overtime, this moisture can deteriorate the foundation below your asphalt. In the winter months moisture will freeze and expand the cracked areas. Eventually leading to further cracking and pothole formation, requiring expensive replacement or patching.
Mr. Sealcoat can fill linear cracks in asphalt with Hot Rubber, helping to keep out moisture and delay further damage to your expensive driveway or parking lot. Once the hot rubber cools off it becomes very durable and well as flexible, adjusting to expanding and contrasting asphalt due to changes in weather. This is ideal over the cold pour fillers used as they have a tendency to reopen as time goes on. Cold pour fillers found at your hardware store are a good DIY maintenance tool for your blacktop or for smaller cracked areas. However, hot rubber fillers are ideal for longer life, durability and cost for larger areas.
This service does not have to be performed with sealcoating. However, the rubber lines left behind will be less noticeable when sealed over. We offer Hot Rubber sealcoating over most of the year as there are less weather requirements than sealcoating.
